By accepting the keys you agreed to take back possession of the rental. The judge in this case ruled correctly.

Look at it this way - You've gotten rid of a problem tenant. Concentrate on re-renting the unit and you won't have to worry about lost rent.

You should also formalize this if you haven't already. You need proof that the lease with the former tenant has ended.

True, but how does a landlord re rent ? The landlord is responsible to rerent no? If you do not accept keys how can you rerent?

    Change the locks on the rental and re-rent. If judge said you don't get to charge rent while waiting for a new T. Then move forward with getting the property rented out. Just because you might have gotten a judgment on a T for a month or two that it sat empty while looking for a replacement T. Don't mean you will ever see a dime of the money. Don't waste time chasing nickel's when there are dollars to be made with good T.
