We are remodeling a home that we will use for a rental.... what types of flooring are best to use for kitchen/dining, bathrooms, bedrooms, living room areas?
I was thinking to use carpet in bedrooms, tile in bathrooms, and laminate wood flooring in all other areas of the house. What are your thoughts/pros & cons in your rentals. Thanks in advance!

I prefer porcelain tile throughout the whole house. Doing that is common and acceptable here in Florida. Not sure how that plays in other parts of the country.

I would avoid carpet if possible. That tends to get ruined easily by renters.

It's not what the landlord prefers, but what your rental market expects.

As to your ideas, they should appeal to the broader market. If the rental market expects wood over laminate, then you should check into engineer wood flooring products. Also the quality of your rental and surrounding rental would dictate the quality of your flooring products.

Tile.

Use all one tile. Get the biggest pallet you can get a good deal on.

When you have one break or crash...just dig it out and replace...and the floor is like new for very little cost. Just be sure the pallet is all one color lot.

Carpet will be ruined. Laminate flooring will be ruined. But...you can just replace individual boards in a ruined floor....just be sure it is all the same color lot.

I had a tenant accidentally dump a lot of water on a laminent floor,..ruined a large section of it. Yeah..I like tile.
