Have a Tenant for 2+ years, but not paying rent on time for past year - delaying by a month and doesn't answer to any communication - email/text/phone/certified email/doesn't open door

Planning to deliver '60-day notice to vacate' by regular mail/certified mail/email/try handing in person (but don't think will open door). What other steps should I take to vacate and recover pending rent, appreciate the advice.

The best thing to do is to consult with your eviction attorney and see what they say. The steps differ from state to state, and we don't know what state you are in for starters.

Curious why a 60-day notice and not a 3-day pay or quit?

Tried delivering 3 day notice but tenant not collecting certified mail and not opening door.

Certified mail sufficient enough...in
GA anyways
