Tile.

Use all one tile. Get the biggest pallet you can get a good deal on.

When you have one break or crash...just dig it out and replace...and the floor is like new for very little cost. Just be sure the pallet is all one color lot.

Carpet will be ruined. Laminate flooring will be ruined. But...you can just replace individual boards in a ruined floor....just be sure it is all the same color lot.

I had a tenant accidentally dump a lot of water on a laminent floor,..ruined a large section of it. Yeah..I like tile.

    It's very commonly done in Florida. I've seen it done in houses in California too. May not be socially acceptable in other parts of the country, though. But it's one of the most durable floorings you can use in a rental.

    You bet.

    If the tenant doesn't like it....well..it was that way when they rented it. And...they can always throw down area rugs...their own.

    I had years of destroyed carpets.....now they can destroy their own.

    The usual reaction I get...is "wow, that's great". I think after living with it..they tend to put rugs in the bedrooms.
