Do any of the fixtures in question require a ladder to access? Are we talking an apartment or a house? It's not unheard of for landlords to assist in bulb changes for hard-to-access fixtures. Tenant supplies the bulbs, of course.

I've also heard KatieKate say that she installs long-life bulbs (CFL or LED, I don't remember) in all the fixtures so the tenants don't have to deal with it.

Yes..I do. That is mostly because I rent mostly to students...and the families of these kids expect a level of service that is probably more than usual (so is the rent I charge).

I really like those new LED lights. Expensive, but the lifetime is forever....10 years! That is forever in my book.

But, you can believe I charge like crazy if one of them is missing. They come with a guarantee... if it really burnt out..I want it..I want to place a claim. The kids and their families (they are the ones really paying the rent..and damages) know all this.

I explicitly forbid tenants from changing light bulbs in fixtures and appliances. I replace all the light bulbs with long life LED bulbs, and I do this as part of my marketing plan. Oh, and the charge for a missing or replaced light bulb is high. I base it on the charge an ELECTRICIAN quoted me in writing to come out and change a light bulb, and it's specified as added rent in the lease addendum. It also makes them think twice about doing maintenance, which I don't want them doing either. I charge an appropriate amount of rent for a worry free apartment,

When I was in AZ I worked for a property management company (a real one, not one of those fake places that really just do landscaping). Anyways, one day I got a call that some lights were out in a tenants apartment. I grabbed some bulbs and headed to the unit. I get there and none of the mounted fixtures are burnt out. She wanted light bulbs for her own lamps! She wasn't even old, she was in her 20's!!! I told her that I was not allowed to repair or even touch her personal property due to insurance reasons. It was probably a lie, but it sounded good.
