Went to court, tenant was a no show I received full judgement for breach and loss rents and damages
Tenant appealed to vacate And it was granted by another judge we received new court date.
At the Court date. No swearing oath in , just shouting by the judge, mostly to me.I was told by the judge he was not interested in my pile of papers (which was very well organized) and not interested in my photo either. I informied the tenants on many occasions that if they left I would hold them responsible for the balance of lease till I re rented. No questions were asked of the defendant. They were giggling durning court.
Judge claims because they returned the keys to me, this teraimate the lease. We hurried to prepare the appartment to rerent and followed all procedures.We had all of our proofs at court......but we received an answer from the judge for $50.00. For the damages.??? We had over 4000.00 actual damages. I need answers can anyone help? What happen? What did I do wrong I guess ,being honest is Not A good thing any more.

As of now, your case is considered over and done with, unless you choose to appeal the current decision. I assume you have the apartment re-rented again. My suggestion is for you to just "let it go" You were awarded $50 on paper, which you will probably never see. Any money you lost is tax deductible, so you won't be out quite as much in the end. I never chase tenants in court. I just get them out, change locks, repair the damages, and get it re-rented again. For me, it's simply too hard and too time consuming to find the former Ts, and then find out they have no money, no assets, or no job. Some LLs make it their life's work to hunt the former Ts down and make them pay for the LLs pain and suffering. Not me. I just accept the loss as a cost of doing business, and move on to new tenants. It's up to you what you decide to do next.The past is past. It's time now to look to the future.

Self representation usually ends in these kind of judgments. A good attorney may even have a working relationship with this judge, but at the least, would know how to navigate through the court. In this case, since you do have the keys, I would have bought an hour with an attorney to go over strategy. Even ask about what the judge expects.

You got stuck with a tenant sided judge. So sorry.
I know the feeling.
Odds are this is it.

You can see if a local atty will help you with an appeal, but you may be throwing more good money after bad.
