I was stonned by the price, but giving the situation, I had no choice. My tenant described the situation as apocaliptic. The water heater replacement involved pipe work. Of course I am not renewing the lease withnthis tenant.

If this type of situation comes up again, ask the tenant to text/email you pictures. Even if they don't have the capability to do it, I'm sure they know someone who can. Same thing with the repair people.
