I have a tenant who is refusing to abide by lease agreements and claims that because I had a Trump sign on my lawn I am insesitive and bigotted to his beliefs. I say HE IS THE BIGOT!
He just want to make trouble.
He say if I take it to court he will just pay the rent and continue to stay and make my life miserable.

What to I do here???

What terms of the lease is he refusing to abide? How do you know he is not abiding by those terms?

I agree with Anon(Ca). You have given us NO info about any lease violations. We need a lot more info to be able to help you. But there is one recommendation I would like to make. Treat your problems as total BUSINESS problems, and keep any political or religious opinions/beliefs OUT OF IT !! You are a business person------behave like one.

You've given us no information.

If he's violating the lease, then you issue the proper notices in accordance with your state law. Sounds like you're the one that wants to make trouble.

Take a breath, step back, and look at the situation without the emotional side. It is obvious that you and he have roped yourself into some drama.

If he is violating the lease, be objective when assessing the situation and send him a notice to correct the violation if it really is a breach. Also, keep good records.

Otherwise, talk to him only as much as is needed to do the job. When you do talk, try to be calm, professional, and to the point. If you come to the end of the lease and you still find you cannot deal with him, perhaps you can choose to not renew him (I don't know if CA has any special rules on non-renewals).

I also want to add that since you are a business owner, you may want to consider not having political signs visible on your property. You are absolutely entitled to show support for any cause that you wish, but realize that this kind of thing can only harm your business relationships, never help them.

You don't want to lose business because of who you support for president. You don't want current or prospective tenants to draw any conclusions about how you run your business based on your political views.

Neither Donald Trump nor Hillary Clinton (nor Barack Obama, Mitt Romney, Vladimir Putin, or Jesus Christ) care about your income. Keep these personal views far away from your business.

Sounds like he's not paying the rent.

Just begin legal action for eviction.
It seems you are not experienced with the legal end of evictions, so you should use a local eviction attorney.

Implying your tenant is "the bigot" reflects more on your attitude then the tenants objection to your posting a political sign. As a landlord, it was a failure to be neutral and not post any signage that would impact your relationship with your tenants, especially when they live near you.

Would you be just as upset if your tenant posted an opponents sign? Pick your battles, as it sounds you are the one instigating trouble.

If there is a breach of the lease, then follow through legally with the proper notices and actions, not name calling.
