Take a breath, step back, and look at the situation without the emotional side. It is obvious that you and he have roped yourself into some drama.
If he is violating the lease, be objective when assessing the situation and send him a notice to correct the violation if it really is a breach. Also, keep good records.
Otherwise, talk to him only as much as is needed to do the job. When you do talk, try to be calm, professional, and to the point. If you come to the end of the lease and you still find you cannot deal with him, perhaps you can choose to not renew him (I don't know if CA has any special rules on non-renewals).
