The folks who post on this board intend to be helpful and provide their opinions base on their experience. They are not attorneys and there is no promise that they are right. I posted here a while back about a legal situation and the advice was way off base. I don't want to say which post.

This is not to trash the other posters - they are just trying to help but if you have a real legal problem for goodness sake get a lawyer - someone local who practices real estate law.

Well, often a poster will not tell us the state...so it is a guess on the part of people responding.

I refer people to the landlord tenant laws which can be read by clicking on the link at the right side of this screen. Most of the time, an issue can be understood by ordinary landlords if they read the law themselves.

Unless I have exact knowledge (i.e.: I've been through it) I do not offer any opinion about the courts or judges. But, I think it is a bad idea to rely on lawyers. Far to many will drag out a case to make more money themselves...and cost the landlord a great deal in lost rent that can never be recovered. Seen it far too often. If you must use a lawyer, also use it as an opportunity to learn to do it yourself. Better to ask landlords who do it themselves in the location the property is located.

Still...with all that having been said, there are way too many annon here (and some not annon) who leap in with every post when they do not actually have something factual to offer. If I don't have direct knowledge..I keep quiet.

I'm with KatieKate on this one. I read the boards about once a week, help where I think I can offer something useful and ignore the rest.

Most of the information I see offered in responses to CA posts is wrong, may apply to other states, but as we all know, CA is a unique little can of worms. lol

I have posted questions on here myself. Sometimes the responses are helpful, sometimes I get nasty responses, in that case, I ignore them.

The LPA is a useful tool to get advice from other landlords, they don't represent themselves as being a replacement for legal advice.
