LPA Lease Agreement Clause-Fuel Oil Adjustment - Landlord Forum thread 350788

LPA Lease Agreement Clause-Fuel Oil Adjustment by Anonymous (CT) on February 22, 2017 @18:41

Do any of you use the wording in the LPA lease in your lease agreement that states "A fuel adjustment in the amount of _________ must be paid by Tenant prior to Tenant's occupancy. Owner will not be responsible to reimburse tenants for fuel upon vacating." Does the last sentence in this clause which states that owner will not reimburse tents for fuel upon vacating cause issues for any of you?

Yes. Great clause.

Whatever fuel is left, does not have to be re-imbursed.

I've had tenants leave an empty oil tank and scream and yell that we didn't reimburse the 1 or 2 gallons of sludge in the bottom of the tank.

We recommend to them not to leave much fuel when they leave because our office does NOT reimburse for fuel.

We charge the tenants for the fuel when they move in but do not reimburse.

This is a business.
If the tenants do not agree, they can negotiate that part of the agreement.

I fill the oil tank upon tenants entering the rental and request that it be full upon them leaving or they will be charged.
