My realtor would not provide the full version of credit reports about the tenant candidates. What can I do about this?

I have summary report which looks like a piece of paper without any authority?

Yes. I do and did exactly what you mentioned.

My realtor tried to request me to go to an agent office to just look at the full version of credit reports and block my right of having a copy.

My realtor also mentioned I as a landlord is not entitled to have the full version of the tenant credit reports due to privacy.

I have explained to my realtor that the accurate and authority of the summary credit report generated by a real estate property management company can NOT be validated. A real estate property management company does not function any position like credit bureaus.

I notice I spent time to manage my realtor. This is part of landlord's life :-(

If you want that full report....you must go through the process.
This is required by the Fair Credit and Reporting Act of Congress.

You must submit proof that you are untitled to see these reports....leases, property tax bills, etc. then you must have your offices inspected and verified that you have the means and the knowledge to keep those report safe.

Your realtor cannot let you have those report...they are absolutely required to follow the procedure as documented when they got authoriapzation to get those reports...and that did NOT include letting those reports (or a copy of them) out of their office.

Since I will not deal with a summary...I went through the whole process to get authorized to have the full report given directly to me....but .. by law...I cannot even give it to the person whose credit report it is! I will do nothing that would cause me to lose this privilege as it is a pain in the butt to get it. Your realtor is probably even more touchy about it.

You need a new realtor. There are various tenant selection programs or apps that you can use to take it out of your hands. That way if a prospect questions you, you just tell them the program does the selection and it is out of your hands.

Does VA have some strange law that requires you to use a real estate broker? Why aren't you just handling it yourself? I make sure to pull every credit report myself and in the credit authorization I maintain the right to pull it again a reasonable amount of times after they move out if they leave owing money. A handy way to track down a deadbeat a year or two later if they try to vanish.

KatieKate is correct. If you want to have a copy of the report, you need to individually, as a part of running the business of being a landlord, get approval/inspection to do so. I got lucky, I joined before all the inspection stuff happened, but from most people I hear that you need to show you have a need for the reports and keep them locked and safe from unnecessary disclosure, i.e. privacy. This generally consists of a locked file cabinet and limited access.

I store the tenant credit reports, application and related documents in removable electronic storage.

There is a provision to allow the landlord to review the tenant credits during the renew rental lease process in the rental lease.

I have no problem to show myself as a landlord and glad to do so.

If the realtor keeps doing the things like this, I have no problem to scan the tenant credit report on my own as a landlord and request $50 application fee (not refundable) paid for this reports b/c the realtor cannot fulfill the work for the landlord.

I have a full-time job and do need the realtor's help to open the door to show the property.

I have a new realtor who would provide the tenant application with financial documents issued by authoritative channels, not just in Microsoft Word Format.

Plus, the tenant information is electronically stored on my PC. My PC seldom or never goes out my door. My door is secured by Security Guard and monitor for 24 x 7 in the building where I live.
