I have the lpa lease and it states tenants pay all utilities including propane tank rental and propane gas. Last few years tenant has not been filling propane tank and now wants to stop paying for the tank rental as well stating it is unnecessary..uh, no. Tenant is also behind on trash bill.

I sent a few forms via USPS Certified mail with return signature to include a violation notice for repeated unpaid bills, a maintenance form for any non emergency maintenance requests and a rent increase because their rent hasnt changed in years, but my property tax and insuranse go up every year.

Contacted tenant to get a current email address so they could review docs while also sending via mail to which typically hysterical tenant starts accusing me of making her sick with my 'unpleasant' texts to pay their bills..yawn..shes always accusing me of something or other and cant have a rational conversation ever..

Their rent was due the other day and I've not heard a thing from them..maybe they're late (but they usually tell me) or maybe..? Idk..with how they're constantly accusing me of one thing or another I'm scond guessing myself if I handled this correctly. Everything was done according to my state laws as far as I know, I guess I'm just freaked out with the real possibility of facing an eviction for non payment? I've never had to evict before..then again, I've never had crazy living in my rental before..

yawn...with such a poor attitude toward your tenant...bad business practices... why would anyone provide advice? You are a bad reflection on landlords trying to do their best as landlords who have respect towards their tenants.

Well, You should actually be sending letter to inform this tenant about each thing...as it happens.

I would even make a phone call...at least at first. But, never let an issue go without dealing with it.

You need to post a "quit or pay" notice. Then..you really do have to follow through with an eviction.

Knowing a lawyer to handle this for you..of knowing how to do it yourself is part of being a landlord.

Learning to handle situations before they get out of hand is necessary too.

I think you could be in for a rough couple of months.

Start by looking up your state law...look at the bar to the right side of this screen...look up landlord tenant law..and read all of it.

All I can tell you is get very familiar with your state's landlord tenant law. Make sure your lease matches up with it. You are doing one thing write sending things certified mail.

As stated from previous posts, you have to address things as they come up from this point on. This is a good learning experience being a new landlord.

I would not text or call from here on out. Do EVERYTHING certified mail. You're covered even if they ignore you.
