All I can tell you is get very familiar with your state's landlord tenant law. Make sure your lease matches up with it. You are doing one thing write sending things certified mail.

As stated from previous posts, you have to address things as they come up from this point on. This is a good learning experience being a new landlord.

I would not text or call from here on out. Do EVERYTHING certified mail. You're covered even if they ignore you.

Thank you. I feel like I let this tenant bully me for too long and I agree, my only form of contact will be via cert mail due to litterally every interaction with this tenant being hostile on their part.
