Does VA have some strange law that requires you to use a real estate broker? Why aren't you just handling it yourself? I make sure to pull every credit report myself and in the credit authorization I maintain the right to pull it again a reasonable amount of times after they move out if they leave owing money. A handy way to track down a deadbeat a year or two later if they try to vanish.

Can I ask how you 'maintain the right to pull it again' down the line? I'd like to know how you do this as it sounds like a great protection to landlords..
