Offer to pay him this new T some money to get out immediately. Go with new locks and cash. Have someone to help get his stuff out of the house. Then change locks. Put up No Trespassing signs and ask the police to patrol the area to watch for anyone other than your maintenance man. It might be cheaper than doing an Eviction.

I'd burn my own rental property right to the ground before I PAID any unauthorized persons to LEAVE MY property. His TENANT has moved out, and a trespasser needs no EVICTION. PERIOD.
