I've always used a property management company to do the credit and background checks. They no longer offer this service so now it's up to me.

How do I do a credit check and how much should I charge?

I do all of my own credit checks. I use Clearscreening but there are many other online resources. You will most probably have to take the FCRA test before you actually get full access to run credit checks and you will have to fill out forms, etc.

I charge $30 to run an application.

In California: "The application fee cannot legally be more than the landlord's actual out-of-pocket costs and can never be more than $44.51. The landlord must give a receipt that itemizes his or her out-of-pocket expenses in obtaining and processing the information."
