Are you the anonymous that I just answered a few minutes ago? At any rate, if a T want to move out, there is nothing you can do to stop them. For now, request the keys back on April 1, which gives you possession back. Tell your T you will mail him a letter within 30 days, after the keys are returned, as to what you have done with his deposit. Some states define that you have "notice" of something, when you FIRST find out about that "something", regardless of what "form" the "notice" comes in. So if you try to make the T pay for April, because you required a 30 day minimum WRITTEN notice, it's possible a judge could rule against you. I'm just sayin. Right now, just focus on your goal of getting keys/possession back, the easiest way possible, and worry about everything else after that.

No I am not anonymous. So what good is the lease. It seems to mean nothing if you don't have to honor it.
