Heck, let him go. I'm a tenant, and as a tenant I would not want to rent from a landlord who does not want to rent to me, and this should be the same way you look at it, you don't want to try and force someone to stay when they're so adamant about leaving. There are plenty others out there who need a home.

It costs money to screen new people and it costs time (which is money) to prepare a unit again for showing, to show it to prospects, and to go through multiple applicants hoping to find a qualified one.

Based on the information provided, if a tenant tried to tell me on the 2nd, that they wanted out by the end of the month and it was a month-to-month tenancy, I probably wouldn't hold too fast to the 30 day rule, which in a term state, would be the end of the following rental period.

If you're in a literal state, we'd be talking a day or two into the next month anyways.
