It costs money to screen new people and it costs time (which is money) to prepare a unit again for showing, to show it to prospects, and to go through multiple applicants hoping to find a qualified one.

Based on the information provided, if a tenant tried to tell me on the 2nd, that they wanted out by the end of the month and it was a month-to-month tenancy, I probably wouldn't hold too fast to the 30 day rule, which in a term state, would be the end of the following rental period.

If you're in a literal state, we'd be talking a day or two into the next month anyways.

I would have let me out - made sure he understood the place had to be clean, etc. the lease had converted MTM. It wouldn't have been worth my time to have made a big deal of it.
