I'm a LL in WI and my lease says a guest is allowed for up to 14 days in a lease year. A tenant had 2 guests in excess of 14 days (they were living with him), one of them was interfering with my other tenants parking area, so I had served the offending tenant with a 5 day notice, for the unauthorized parking and I served both his guests with No Trespass Orders. And I will not be renewing his lease. Problem solved!

so instead of working it out with the tenant about guest policy, you are willing to loose money by over reacting by not renewing lease? Bad business acumen!

"so instead of working it out with the tenant about guest policy"

Or this serves as a wake up call to all the other T. That this LL don't play. It's the T responsibility to read the lease and follow the rules. Put the lease breaker to the curb quickly, is the way to go.

Every rental application or lease agreement I've filled out or seen, or heard of states just exactly THAT- 14 days out of an entire calendar year, was always the limit for a guest. This is without having to be added to the lease. And how many rental app's have I filled out in the last 3 years? A lot, just ask G, and not a one allowed any guest over 14 days in a calendar year.

And the 5 day also was for the violation of the guest time period.
