Tenant breaking lease wanting to buy house (moving five months early) Lending company for tenant wants landlord to sign a Verification of Rent form. Now what please?

First, find out from your tenant, the address of the property they plan on buying, and write it down. That gives you a forwarding address for future use. If the rent verification form is just a standard form, it probably has a place for starting and ending dates of your lease. Be sure to put in BIG,BOLD NUMBERS the ENDING date. You could also put down in your own handwriting somewhere on the form, that the T would be breaking the lease, if rent is not paid till the end of it. Then send it in to the lender. If they DO end up buying a home, your lease will not stop them from moving out and breaking the lease. When that happens, fix your place up and rerent it again. Any money lost according to your lease, can be charged against the T. You would then proceed to court against the T, to try to win a money judgement against your former T. If you should win. you could possibly garnish his wages, or put a lien against his new home.
