First...try dropping your mgmt company and you may not be losing $900 a month any longer and would "know" when you had a tenant or an issue. As far as the A/C goes...spend 7 days in your paradise in 92 degrees indoors and see what a change in perspective you have on the almost 3wks the tenant went without AC. It is miserable when it is not what you paid for...much like the hit your wallet took when the market took a dive. Since you are a money guy, look at it like that $900 loss you loathe. Would you have bought the condo if you knew you would take a loss? Would that tenant have moved in that day knowing the AC didn't work???? Hmmmmm....welp that's all I got. If they are a great tenant credit them and you may have a long-term solution for yourself in the long run. You don't have to assume the worst in everyone because of your bad business decisions over again. Good luck in the future.
