I do this sort of thing all the time. Since I rent to college kids...there is an expectation of "musical roommates".

So...I and I alone make the decision of who moves in. Each prospect must submit and application, and pay the $45 application fee. It is not Refundable. I pay it to the agency I use for background, criminal, and credit check (each search costs me $15 in cash).

I take the security deposit of one month rent for the room...it is between the roommates how to handle the security deposit for the entire place. I do not ever refund that full house deposit until the place is completely empty. For years the roommates have been paying one another this deposit as one moves out and one moves in. I only pay the deposit back for the room itself. I do not want my doors and walls kicked in...so I keep a close eye on how the place is treated.

It has worked for me. I have a "legacy" house. It is set up for deaf and mute kids....they have always had a waiting list of new students to replace one leaving. Never had an issue with them.

It can be a very workable way to go. Just be sure you or someone who works for you is around the property every couple weeks. Know how your place is being treated. When no one feels completely responsible then all of them will treat your property with disrespect. You need to make all of the current residents feel the responsibility.
