My tenants lease ends 8/1. Should I ask them if you want to leave early should I find someone who wants to move in sooner? The advantage to me is it gives me more flexibility in finding someone if the move-in date is fluid.

One potential negative is the tenants will think it's ok to move out earlier even if I do not have a tenant ready to move in early! So it opens a potential cans of worms..

Alternatley I keep the move in date fluid, but don't tell the tenants anything. Once I have someone ready to move in, I ask current tenants if they want to move out early..

Ok...let's say you find new tenants. You ask current tenants if they want to move out early...they say NO. Now what? Or...what if they say...hey pay us to move!

I cannot find figure out what you are trying achieve. Make your current tenants mad, and the next one worried about what sort of landlord you are going to be?

If you want to keep it fluid.....do not sign a lease. Just do month to month. Of course...now tenant can move out any time they want. Cuts both ways.
