I think some commenters need to read his post again. HE DID ALREADY FIX THE AC UNIT in a timely manner after finding out about the unit not working.
I too have an issue with a Slumlord (Which I do not think this landlord is) who fixes NOTHING. Our issues:
- No heat for the 3 Winters we lived here. He always fixes it right after we no longer needed it and then it would go out again the following year.
- No AC going on 1 year 3 months now. We have not had Ac for a combined total of 19 months all together since moving in.
- Water heater went out- we had to fix it
Back door has to be tied shut because it doesn't stay shut
- Kitchen faucet shot water across the kitchen- we had to replace it
- Bathroom completely stopped getting any water to it and we waited 9 days and finally fixed it ourselves
- Back steps rotted and 1 of our kids fell through it- we had to replace those ourselves too.
- The living room ceiling was coated with MOLD when we were able to finally move in - when we viewed the rental it wasn't there. We had to clean that ourselves.
- Shower head was so crowded no water came through - had to replace that ourselves.

With all this we have found out legally- nothing on the list we can withhold rent for or get a credit for. Not even for the parts we have paid for out of pocket. He did eventually fix the heat year after year- but never when it was needed. (We're not holding our breath for heat this coming winter either. lol)
Attorneys we have spoken with have all said JUST MOVE.... which is easier said than done with a disabled child.
