My long term tenants bought a new electric car last month and have been charging it in their garage, the electricity which I pay for. My electric bill has increased from a high of $16 a month to $113 a month because of the electric car. Is there an addendum or change notice I can send making them responsible for the overage in electricity?

Is the garage on a separate meter from the house or apartment, but is in your name? You need to get electric records going back 1 year, to be able to show your tenants what they have been using for electricity, and what the usage is now. Then meet with them personally, and see what you can come up with for a compromise. They probably will be as surprised as you are, at the difference. If the garage has it's own meter, the best compromise would be for the tenants to put that meter in their name asap.

Are you on a month to month or annual lease? Is there anything in your lease that addresses excessive usage of utilities? If not, you're not going to be able to modify this until the lease period is over.

It's always best to have tenants put utilities in their name. Is that possible given the setup of your rental?

What state are you in? Do you have a year lease or a month-to-month agreement?

Joyce, you can make an addendum to the lease as long as you and your tenant are in agreement. I would talk with them and see if you can come to some type of agreement than put it in writing.
