yes I took 1.5 months rent as security deposit.
We told them to get prof carpet/house cleaners to clean the house. Thank god I have before and after pictures. If the house is not back to the year back condition, I have to deduct from the sec. dep.
One thing - I noticed that the girls are v mad that we are asking them to get the house cleaned. Do you think they can do any damage to the house which won't be noticeable in bare eyes in the near future? I can only hold their sec dep for a month.

I also believe that they are not familiar with the Laws/lease bindings here.
so just wondering.... worried about my house...

Not sure how they will leave the house. If I can not assess the full damage in one month, I want to hold up enough money to clean/repair the house.
is there a limit of sec dep withholding for NJ?
I can also share the cleaning repairing bills with them.

    When they move out. have it professionally cleaned. Do repairs as needed. That should not take more 3 weeks. I don't think you would ever collect from these T if the damage is more than the security deposit you have. I would just cut my losses rather than chasing T half way around the world. These T probably figure they were not going to get the security deposit back anyway.

Just keep their entire deposit and tell them to do their best to clean out before they leave. Many Asian students forget they ever even left a deposit and don't expect it back.
