Here's the thing.

Any if not all the past problems that have been reported to me, were immediately taken care.

Hotwater heater in the basement was broken, so I bought a new one and replaced - that was all on me. Of course, I don't expect the tenants to pay of that unit.

She has been notoriously picky about everything, from the shower curtain being to thin (I suggested her to buy her own to replace the one I had installed), to demanding to report me because she was denied hot water for <12 hours. (just one morning basically, was fixed later that night)

I don't want to keep her as my tenant for next year since she keeps creating problems, not just with me, but with the other tenants as well.

I apologize if I do sound it a bit rude and rash - but money is very tight. the rental barely covers the mortgage itself, I still need to pay for high speed internet and cable television, electricity bills for our floor, and water, and phone bills, insurance, and the list goes on. I need every penny I get get especially from the rental (because that was the original intention).

I can not offer to pay any of the bill she used for dry cleaning her expensive articles of clothing.

It prompts one to ask - why weren't they stored in the closet in her room?

None of the other tenants have had issue with their belongings in the basement, and have not reported any previous incidents.

I can't control the weather, nor can I tell you how fast the rate at which moisture settles in the basement or the atmosphere for that matter.

If other tenants have items in the basement and didn't let you know that they had mold this is strange. Since she didn't present the clothes to you prior to being cleaned how do you know they needed to be dry cleaned? would just air out the clothes solved the problem. Was it mold or just a "musty" smell.
As one person suggested you may want to offer 1/2 to get her off your back - have her sign something to 'end' it.
