My rental has 9 electronic shades. After 2 years leasing, my landlord wants to deduct $1500 for cleaning of shades and $1400 for replacing 2 shades that are not working now. I wonder if this is valid coz
1, we don't have any signed checklist of items before and after the lease. In the contract it just states that the apartment includes stoves, refrigerator, microwave, washer/dryer and dishwasher. She could just say anything but so do I.
2, we didn't do any final walkthrough together. The landlord just claimed that they are dirty and 2 of them are not working after we moved out.
3, we employed a cleaning service company to clean the apartment 3 days before returning. It valued $250 and should be fine for those shades.
4, i think the repair of electronic appliances should be borne by the landlord. I didn't miss-used it. I cannot touch the motor part coz it's too tall. I just have the remote control.
I wish to hear other thoughts.

First, accept the fact that the LL is taking YOU to the cleaners, and don't expect any of your deposit back. Then about 2-3 months after you have gotten your deposit statement from the LL, file in small claims court against the LL for the return of your entire security deposit back. Be sure to have all docs/receipts pertaining to your move out, and pics of the CLEAN apartment. Sometimes you must fight for your rights, and the way to do that is in the court system.
