If you sell the property in month 5 of a 12 month lease, tenant has the right to keep living there. New landlord inherits the lease and is bound by it. But hell, feel free to add a clause giving tenant 1 or 2 months rent and also giving you the right to terminate early. That is actually favorable to you, not him.
