Hello, we have a very nice 4 bd/2.5 bath home that we rent out in a typical suburban neighborhood. Our tenants who were there for 5 years moved and almost immediately has the house rented by another family.So all is well. Here's my question: we had several inquiries from people who wanted to rent this home for themselves with friends. Not college students, but 4 women and in another case a group of friends. By the time they inquired the house was no longer available. But in the future how could we advertise that this is a family rental, or for couples or singles only, but not a group of singles. Is it legal to do so? Thanks for your input.

You cannot discriminate based on familial status.

However, your screening criteria should be that each adult must make over 3 times the rent on their own. You should also be very clear that your lease holds them all jointly and severally liable and what exactly that means.

That's usually enough to make them rethink their plans.
