just a curiosity here ---- 3 x the rent EACH seems more than a bit out of line. Unless you're in a market where 4br houses are renting for $700 / month,....those are significant individual incomes,.....and why would a person or couple with that much income be looking to rent and share with a bunch of other unrelated adults ??

I have a sfr in a premium neighborhood at market for $3500 and I'm having trouble finding a qualified tenant,...or group of unrelated adults who can qualify for that property as a combined group household.
