I am sure this subject has been beat to death. In NH a landlord is responsible for treatment. My tenant thinks they came in with some used baby clothes but it appears they have had them for a bit (they are very messy with clothes littered all over the place). I have 4 units but 2 different exterminators said it has only effected this one unit so we are paying for a heat treatment. What is the best way to handle trying to get thru to present tenant about clutter and be careful moving forward? (I know this is a loaded question but just want to see how other landlords do this)

The lease available on this site have wording about keeping the inside clean and uncluttered. If I had a T that was that messy I would end the lease when that time came around. Some people can't be trained.

Just one unit huh? Problem is that those little buggers can be carried througout your building very easily. Just one heat treatment can cost more than $2500.00. I'm sure your exterminator(s) have already told you what the Tenant(s) need to do.....YOU just have to make sure they DO IT....otherwise you have flushed the $cost of the heat treatment. It has been my experience that unless you walk them through the entire scenario...they will try to skip a few steps. Good Luck
