I have a no smoking home for rent.

I have a couple prospective tenants that are Cannabis & Cigarette outside smokers, who also have a male cat (neutered), and large female dog (Visla). They also play in a band, but assured me they would not be playing on the premises...they play guitar.
They agree to pay additional refundable pet deposit.

Can I charge an EXTRA Security Deposit for them smoking in case there is a smell or damage due to the smoking when they move out?

Should I even bother renting to them?

I toured their current residence, it smelled like marijuana, when confronted later on the smell, they said it was due to the marijuana they have in jars in the closet. I was not shown this, nor do I know "how much" they have in jars. They do work in the Cannabis growing industry. (Legal in Washington)

Is there too many red flags? What would you do?

I wouldn't rent to them because I have allergies and asthma and the smell left behind would make it difficult for me to do maintenance in the unit and cleanup between them and next tenants. In my experience, smokers 'forget' to go outside when the weather gets bad.

You have a non smoking rental. Refuse them on that ground. Why open yourself up for problems

As a generalization, smokers will never comply with non-smoking units 100% of the time, even after promising that they will only smoke outside. Those days when the weather is bad almost always get the best of them.

Don't rent to them. I'm cleaning up an apartment right now that had a smoker in it for the past 10 years. EVERYTHING has to be cleaned, primed and painted. I lost out on a prospective renter because I'm not done cleaning painting.

You answered your own question in that you have a non-smoking rental and you smelled marijuana at the current resident. If you do rent to them then expect your rental to wreak of smoke smell, then deduct from security the cost to get rid of that odor.
