Are you using an attorney to do the eviction? If this is your first time, it is best to get an experienced eviction attorney because that will reduce the time and money by avoiding mistakes. Take some time to watch a few of the eviction cases down at the courthouse too. That will give you some idea of what kinds of things the judge wants to know and what kinds of excuses work or don't work for tenants in that courtroom. Don't even discuss the eviction with the tenant other than to refer any offers/arguements/discussion to your lawyer.
