We have MOM lease with bf and gf. Now, bf wanted gf out and his mother in so he got temp. Restraining. If he gets permanent restraining, he will demand to place girl off the lease and add mother.Wt if girl does not sign to be out? Can we give 30 days notice?Wt happens to deposit?

give notice to terminate lease per m2m nj laws and your written document. if u want to hold onto tenants, new occupants must apply and clear. security deposit is settled and disbursed back to original tenants per nj law. new lease document, new security deposit from new signatory tenants

also, I believe (u should ck nj) girlfriend would still be legally responsible under lease even if bf gets restraining order on her. who's got the job and the money ??

If he gets permanent restraining order, BF tenant can invoke early termination of the lease in NJ. So if you want to rent to him again, it would be on a new lease. I would return the deposit to the person who issued the check. To both if payed in cash.
