Moving in other family members without informing

How do you guys go about tenants moving in boyfriend or other family members without informing ? Would you guys charge extra per person that they move in?. A lot of times when applying they want to save on the application fee, so they don't disclose the boyfriend or husband. Thanks in advance.

Post a violation notice. If the person is not on the lease they must go. And I would charge for this (after the fact) person being allowed in with out written approval. I have found the extra person boyfriend or girlfriend, have past criminal issues or passed evicted when their information is run. If the extra person can't meet the application requirements, then they all get booted for violating the lease agreement. I would charge 250 per person extra. If they passed a background check.

You should have a set of renting guidelines already prepared that includes this sort of thing. You can show them to prospective tenants before they rent from you. This is one way to protect yourself from acusations of being unfair.
If you have a lease, it is also a good idea to have charges for extra people noted so that if it comes up during the lease, you already have a signature that they understand. Of course, this assumes that you are allowed to charge extra in your area.
We charge an extra $25.00 for each adult beyond the second and we also limit the household size based on the number of bedrooms. The new tenant will also have to qualify through our applicaiton process. That is in our lease and in our rental guidelines.
If they refuse or try to dodge the situation, we would send them a 5-day to correct the situation (which usually gets there attention)...although evicting for unapproved tenants is not the easiest thing to evict for...
