My small family and myself moved into a private landlord's house. We had asked that the house br pressure washed because all anyone could see was green on all the exterior sidings. The carpets were Dirty and smelled and the walls. Had all kinds of dirty and marking and the kitchen was in horrible. We were desperate and he washed the carpet, Pressure washed the house and barely painted. He spot painted some areas to cover up the dirty walls.
Two months after moving in. We got approved to buy and this man pretty much forced his way into being our real estate agent without ever buying or selling for any clients. He caused us to lose almost 30k. We walked away from that contract and now few weeks later. About 6weeks. We used my original Agent and finally closed on our home. After my husband inforned him we will be moving 1 month before our lease is up. He suddenly has an issue. He had previously told us via text he would not penalize us. Noe his demands are
1. Shampoo Carpets, We stayed at the house for 11 months and spent 6 months away so they are barely used from previous wash. We took great care of the carpet. No shows on carpet etc.
2. Repaint Whole house. Again when we moved in he spot painted to cover up dirt. He saw one of the walls which he had previously done and said the color does not blend in and we need to pay professionals to get it painted. That was hoe he painted that wall. It has not been touched. He wants us to replace a panel on the stove which fell out because the glue he had on there melted and iy slid and fell.
I had sent him pictures of the house n how dirty it was when we moved in. He came yelling at me while i was cleaning saying if we dont shampoo the carpet and Repaint or buy new stove we will see. I dont know what is his problem. He caused us alot of money and wants us to pay for things which he obviously never did or took care of. What are my options. I have proof of the dirty house when we moved in. It smelled so bad. But we cleaned and cleaned and noe he is just upset. I dont want to speak with him tilk i hand the keys on the 30th. Ever seen he found out wr purchased he has been a nightmare.

Take lots of date stamped pictures before you surrender the keys. Try to not engage with the landlord, or keep communications to those in writing. Maybe consider getting a repairman to come give you an estimate on the stove so that when/if the landlord attempts to charge you to replace it, you have something to rebut with. See if the repairman will include on the estimate a professional opinion regarding whether the damage was/could have been caused by misuse. Bite the bullet and have the carpets cleaned. That is a pretty standard move out requirement, even if you say you were away for most of your tenancy. Be prepared to fight back if the landlord withholds unreasonably from your deposit. Be glad you are a homeowner now and no longer have to deal with landlord issues. (You will have a whole new set of issues instead) :-) Good luck.

insist on doing a check out walk through of the unit with the LL before you hand over the keys. you will get penalized for breaking the lease a month early, but if you do a walk through together you might save yourself some other hassles. good luck with the new house
