Wait the 30 days then file in court to evict.
In my town if rent is past due. I post a 3 day notice to pay or quit. After maybe 5 days if rent is not paid. I then pay the filing fee at the court to start the court hearing. It takes about 30 day for the tenant to be removed by the sheriff if they don't move on there own. Of course the T can argue their case in court and depending on the judge. It can take a bit longer to get the T out.

Yeah! This eviction process may be stressful, but hiring a lawyer by our side will lower the stress too. Professional lawyer services can help you at the worst time of need. My landlord friend also faced this and filed an eviction in court against the stubborn tenant. He was lucky enough to get the additional hints from his lawyer to make his case stronger.
