Wait the 30 days then file in court to evict. In my town if rent is past due. I post a 3 day notice to pay or quit. After maybe 5 days if rent is not paid. I then pay the filing fee at the court to start the court hearing. It takes about 30 day for the tenant to be removed by the sheriff if they don't move on there own. Of course the T can argue their case in court and depending on the judge. It can take a bit longer to get the T out.
