I'm from Iowa, so I don't know the Maine LL/T laws. Have YOU read those laws? Are you sure it was a 30 day notice, and not a 3 day notice to pay rent or quit(move) ? If iot was a 30 day notice, that would be a termination of the lease, which is NOT considered an EVICTION notice, in legal language. Anyhow, the LL must take the T to court, if the T does not pay the rent, or move. It can take 30 days to get into court, and then a judge decides who wins. If the LL has done everything correctly, he will probably win the eviction case. Then the LL can set up a date to have the T forcefully removed from the property (usually 1-2 weeks after the court date. If the T loses in court, they will have a eviction on the record--PERMANENTLY! The T will find it VERY hard to be able to rent another place in the next 5 year with that on their record. My suggestion to the T-----pay the rent , or move, ASAP!
