I totally agree. Being proactive to protect your investment is always the best thing to do. I see so many Mom and Pop landlords who let there properties deteriorate with faded or even peeling exterior paint. I don't understand landlords who let their property deteriorate just because its occupied! Painting both exterior and interior is a good investment and should be done well before it becomes necessary. Nice looking and well maintained properties are what the best tenants look for. Deferred maintenance and needed painting attracts bad tenants. It shows whether the landlord is professional and cares when the property stands out as being well cared for. Its never a waste of time nor money to reinvest in improving ones property.
