Thank you both for your comments. The rental agreement is month-to-month and the total rent increase for the past 12 months would be less than 10%.
I am not concerned about the tenants leaving. There is a shortage of available rental properties in my area especially in this price range. I would have no problem finding a tenant and renting for more money. I doubt that my current tenants would be able to find something comparable.

So back to my question, how often have you raise the rent twice in one year? How often do you raise the rent due to increased expenses?

I have never raised the rent twice in a year due to the fact I do a yearly lease. I due raise the rent every year due to expenses and make the tenant aware of that. Even if I didn't have added expenses I raise the rent even if it's just $5.

My rental is slightly below market value. The market is competitive here so you adjust your rent accordingly.

Many landlords are scared to raise the rent due to fear of losing a tenant. That is a mistake in my opinion. So it is a balancing act that is market driven primarily.
