Former Tenant Going Through Mail - Landlord Forum thread 352897

Former Tenant Going Through Mail by Chris (NY) on June 23, 2017 @11:42

I purchased a property a year ago. During the process, it was requested by the previous owners that the tenant they had remain for an additional two months. Since I was not going to renovate that apartment right away, I agreed. After the two months, the tenant left without incident.

Recently, I visited the property and noticed the former tenant outside the front door going through the mailbox explaining that they check periodically for any mail that isn't forwarded.

Am I correct in believing that the tenant does not have a right to continue to go through mail at an address that they no longer live at? What are my options to prevent this?

you are correct. check his old lease for language to that effect. presumably he filed a forwarding with the post office. you should have received ALL keys when he vacated, including the mail box key (if there was one).

it is understandable that he might be concerned and/or that he was expecting something important that has not arrived / forwarded. you might want to ask him about that specifically,....along lines of ''you'll try to look out for that'' you don't really know him well enough to form an opinion as to whether he's a snoop or a problem. the fact he moved out without problem seems to indicate he's OK,....probably innocently just looking out for mail. if he's pilfering current tenants mail, that's another story and a severe crime.

"What are my options to prevent this?"

Install locking mailboxes.

Notify the post master. Let them handle it.
You could put a paper marked vacant inside the mail box. most carriers will hold mail and return to sender.
