After 5 years my tenant is leaving - Moving out of state. I happened upon this tenant because I'd listed with a company and he happened to be coming into town same day & was a 'ner hirer'. Previously, I'd put a sign in the lawn -- I got a 'variety' of people. None qualified - and/or had pets. I don't want to have to go through that again. The rental is sfh and in a middle (working class) neighborhood.
So after 5 years are their new trends to find tenants. Or pitfalls to look for? Thanks

Put ads on all the major online sites like zillow and craigslist . Some cities/areas have other sites locals use. Find out what those are! Then drop the price to below market value to generate lots of interest so you can pick the best prospects.
