You need a lawyer. If you and the SO are done, then you need a lawyer for that as well. You can get everyone out but it takes time and money. You could possibly sell the house if your mom's on board with that idea. But the price would below market value. Because whoever buys the property will have to evict whoever is currently living there. As well as repair house.

You could possibly quick claim deed (sell) the property to your mother. Taking you completely out of ownership. Then your mom could hire lawyer to evict all 1-99 John and Jane Doe's staying on the property. Once the property is cleared of the low life people. Rent the property from your mom to pay her back for the cost she will incur with hiring a lawyer.
I would drop off the map until the matter is resolved regarding the house, as this GF sounds like part of the problem as well.
