My condos HOA is conducting mandatory water repiping in the units. My tenants are going to have to move furniture and empty closets and cupboards of several kitchen cabinets, bathrooms and one closet in one bedroom. there will be a total of 4 days work, one day for inspection spread out with no work in between of like 10 days. I get the hassle and inconvenience to my tenants, things might get dusty and things will be out of sorts for a while, but the place is habitable. Water will only be off part of one day. They are throwing around the "loss of quiet enjoyment of the property." due to this mandatory HOA upgrade and are asking for a reduction in rent for the days they will be impacted by this project, more like inconvenienced. it seems they are looking for 12 days rent reduction which counts days in between when nothing will be going on, but really only 4 days there will be work and workers there and one day an inspector for maybe an hour. Do I have to compensate them if so would prorated rent for the four days that actual work is being done be more then enough. they are good tenants, I am told, I inherited this property and am new at this. From my understanding I don't owe them anything, but want to keep them happy/cooperative for the future without being taken advantage of and I don't know how to word that to them either. can anybody help me PLEASE

Do you HAVE TO compensate them for their inconvienience,---no. SHOULD you compensate them, A big, fat, YES! I realise you just inherited the condo, and did not expect a major problem so soon, but here it is, and you must deal with it. It's
by far, easier for you to deal with losing a half months rent, than to have to deal with a complaining tenant, who is not happy, being forced to re-arrange their lives for 2 weeks. If you don't compensate them, they may decide to move, or even stop paying rent. Then you will be stuck trying to evict then for nonpayment of rent, or you will have to find NEW tenants if the move on their own. If you are a new landlord, do you know how to evict someone, and the costs involved? If you need to find a new T, do you know how to check out someones application, and get in another good tenant. Most people on this forum will tell you it's easier to retain a good T, than it is to find a new one. You are in a BUSINESS now, and sometimes there are going to be unexpected costs, that you are going to have to pay to keep your business going. Good Luck.
