Katie, yes SFH empty for about 2 months now. Yes, I have looked at comps in my neighborhood and the closest one was $150.00 more per month in rent. I have also quizzed several prospective tenants about their current rent versus my house. For a comparable SFH in a comparable neighborhood they are about $150.00 more per month in rent. Upgrades are exterior, new $8,000.00 roof, new siding, interior, fresh paint, glove clean. I suspect the major issue is that the house is 33 years old, and some of it is not perfect. I am competing with houses less than 10 years old that cost only $150.00 more per month. A few tenants in those $150.00 more per month rentals want to save the $150.00 per month and move to my house. But I won't accept them because they are not qualified.

I am advertising on AHRN, Craig's List, Cozy, and Realtor.com rentals using the LPA Screening card info.
