Thought I had a good tenant, was somewhat apprehensive about some things, but LL reference was awful. Applicant lied about somethings and just yesterday paid July rent.
I have turned down applicant who wants to see referral. I can't find anything about sharing it.

I assume the applicant signed the app form, giving you permission to check out everything he put on the app. Other than the credit check, of which you need to give the T an "adverse action" letter if you turned them down because of their credit, there are no other laws or rules that I know of, that say you must tell the T what you found.

Was this their current LL or the previous landlord? The current LL may be giving you false information for personal reasons! You need to at lest check with any LL before that to verify any potential problems. Relying on what the LL said can be a great issue for you if the tenant claims that you denied them on the grounds of discrimination. Do you have any documentation to back up what the LL said? If not, how do you prove that the lies lead to them being denied? That's why Professional landlords send a questionnaire form to other LL's so to have written documentation. Hopefully, the form is filled out and returned. If not, you should not be relying on such information in determining whether to rent to applicant or not.
