Your "lease" has not expired, only the ending date of it. Your "lease" has now become a M2M lease. All the other terms of the lease remain the same. Is your T current with the rent? If your T is incapable of handling their finances, I'm sure someone is doing that for them. As long as the rent keeps getting paid, do not concern yourself with what "might" happen 6 months from now. You only listed negative things in your post. What about the positive things. Maybe close relatives of your T keep paying the rent, move the T into Hospice 5 months from now, clean out the place of all the Ts personal items and furniture, and totally clean the place for you. For now, just wait for the rent to come in, and only contact the T if it doesn't.
